KUCHING: Local property developer Silverdrum Corporation Sdn Bhd (Silverdrum) moves ahead of the industry by developing high-end properties which incorporates modern and innovative designs.

The company also emphasized uniqueness, spacious and security in its property development to provide homeowners with the comfort and luxurious of living so that they would be rewarded with their most valuable investment.

Its executive director Sim Yaw Hang was optimistic that the concept would be preferred by current property buyers, who were searching for their ‘dream homes’ and demanded higher standard of living which was in line with the development of the city.

“We will continue to innovate and emphasis modern concept of living in our property developments.

“This will ensure that homeowners are satisfied with the property that they buy and have the privilege to enjoy living in it.

“Our objective is to build properties that are special, top quality and unique from other property developers.

“Although it is a tough challenge, we aim to create new milestones, exceed people’s expectations and strive to bring the best to our clients,” he told reporters yesterday.

He said the company had developed one of its kind of high-end residential homes, the 82-units of linked bungalows here called ‘The Imperiale Residence’ located along Jalan Wan Alwi.

The splendour and architectural development had won the company with the Sarawak Housing and Real Estate Developers’ Association (Sheda) Property Excellence Award 2009 recently, under the high-end residential homes category.

The 82-units of linked bungalows were divided into 20 units of double-storey linked bungalows and 62- units of three-storey linked bungalows and the project is currently the first in Kuching built on a 16.2 acres of land.

Meanwhile, Sim said each house at The Imperiale Residence was minimally linked at the back portions, some at the ground portions thus providing the feeling of a ‘linked bungalow’.

He also said the land size for the project ranges from 490 square metres or 12.1 points to 1,000 square metres or 24.7 points.

Sim added the built-up area of the three-storey linked bungalows were from 3,200 square feet with six plus one bedrooms.

He noted that the high-end property development had a gross development value (GDV) of RM90 million.

He pointed out further that the classy development also came with enhanced security features and added facilities.

“We plan for the development carefully as we feel that security is the most paramount for the residence staying there.

“Therefore, the project will include a gated community with 24-hours security. Besides that, each bungalow is installed with Closed Circuit Television (CCTV), alarm system plus the all the wiring for instance telephone and electricity installed underground.

“Additionally, the drainage at the project are all concealed.  In the mean time, the washroom in each master bedroom of the residence is equipped with a jacuzzi,” he explained.

Interestingly, he said there was also a half a kilometre jogging track which were designed to suit the lifestyle of the residence there.

Apart from that, he observed that the design would also emphasise on landscaping at the residence.

It would be designed with a green concept.

For the response of ‘The Imperiale Residence’, Sim believed that the project would be well-received by buyers as the location was close proximity to the city centre.

“Before we develop the project, we plan properly by doing a market survey on such development and the response is pretty overwhelming.  Thus, we proceed with the development as the demand is there.  The project is located near the city centre and thus it is easily accessible.  Presently, the project has registered a 75 per cent take-up rate,” he revealed.

Sim also pointed out that five to 10 per cent of the buyers for the project were foreigners namely Australians and Singaporeans.

Subsequently, the property developer is also planning another commercial development known as Soho 188 in the near future.

The development will be a low density double-storey shop lot built in a business park that includes two phases.

The first phase will consist of 26-units of shop lots and the second, 30 units of shop lots with one supermarket.

He stated that for its commercial development, 19 units of the project had been sold as of present time.

He also acknowledged that property buyers currently prefer properties that stressed on lifestyles and modern living.

On the outlook of the company, Sim was positive that Silverdrum would grow and chart new heights.

He said the company currently size of landbank was about 50 to 60 acres, which would enable it to last for another five to eight years.

He added the most of the landbank that the company acquired were located in prime locations which fetched good value.

To review, the company with over 20 years of experience in property development has completed about 15 projects and constructed more than 300 houses.

The company which started from building terrace and semi-detached houses has carved out a good image and moved on to a higher level by penetrating the high-end market.

On the award that the company received, Sim thanked the state government, Sheda and the local council for giving the opportunity to the company to demonstrate their ability to their fullest.

He said the company felt appreciated to receive such a recognition as it was the hard work and the dedication of the staff which enabled the company to receive the award.

Looking forward, Sim foresees that the property market will continue to grow and prices of properties especially high-end properties will continue to move higher.

Likewise, he views that more apartments and condominiums will be the trend for the local property environment in the next decade.

As a whole, Sim is hopeful that the company will continue to meet clients expectations and deliver quality homes for their comfort of living.

He also said that the company would be holding a public’s viewing of  ‘The Imperiale Residence’ on February 6 and February 7, 2010 at its show house along Jalan Wan Alwi from 10 am to 9 pm.
