“Under our Setia Sky Residences Kuala Lumpur, we are currently launching Alia Tower to property seekers here. Our other property Boheme Tower is already sold out. Especially for this expo, we are offering buyers five per cent rebate, whereby they only have to pay five per cent then we proceed with a 90 per cent bank loan,” said its assistant sales and marketing manager Dennis Loh yesterday when met at the group’s booth during Sarawak Builders’ Expo (Sarbex) 2010.

The annual state’s property show, organised by Sarawak Housing and Real-Estate Developers’ Association (Sheda), kicked off yesterday and will run until this Sunday at the Borneo Convention Centre Kuching (BBCK) near Jalan Bako here.

With only six units per floor, Loh said the property has seven lifts and a service corridor to ensure tenants’ exclusivity and privacy.

“It’s a very exclusive asset. The property sits on a freehold commercial land that measures approximately six acres. Currently, there are 211 units available at Alia Tower comprising type A1 and B2 units with unit area of under 1,200 square feet (sq ft). Each of these units has two-plus-one bedrooms with three bathrooms.

“Meanwhile, Alia’s B3-A and C1-A have three-plus-one bedrooms with four bathrooms measuring over 1,200sq ft. Expected completion date for these units would in November 2012,” he said. Price per unit for Alia Tower residences starts at RM750,000.

Loh disclosed that current takeup for Alia Tower has reached 70 per cent.

In addition, SP Setia is also promoting its SetiaInvest Home Scheme, which had the same initial payment basis of five per cent, but with several offerings thrown in.

“For the scheme, we go a little bit further by giving buyers a five per cent rebate. This will make it easier to get loan approvals. Charges for loan legal agreement and memorandum of transfer will be borne by us, alongside zero-interest during construction period,” he revealed.

On its market in East Malaysia, Loh said the group would continue its joint-venture with the Sabah government on the Aeroport project in Kota Kinabalu.

“It’s an airport project with the Sabah government which is now open for registration,” he concluded.
