Silverdrum caters to high-end property investors

KUCHING: Answering the heightening demands of high-end commercial and residential properties in Kuching, Silverdrum Corporation Sdn Bhd (Silverdrum) a company under the corporate umbrella of the Coramax Group, recently launched TriBeCa condominiums and suites and its 2nd Precinct shophouses to the public.

According to Silverdrum director, Sim Yaw Yen, “The seven to eight storey TriBeCa development along Jalan Urat Mata and Jalan Song is aimed at a niche market of upper-class consumers as its designs will be focused on delivering an exclusive and high-quality lifestyle to tenants.”

“Expected to be delivered to purchasers by mid 2013, TriBeCa has redefined condominium living in Kuching. The outstanding features of TriBeCa are its great location and its low density of four units per floor – which is unprecedented for Kuching,” added Sim.

A unique feature of TriBeCa would be the function room within its clubhouse, among other condominium facilities.

“This well thought-out feature is most suitable to cater to tenants who intend to throw parties and social functions in the most amiable and enviable environment.

“Facilities will also be available in the clubhouse that people will find convenient during functions,” Sim informed during an interview with reporters during a press conference.

With 104 units spread across four separate blocks, the condominiums would be guarded with a “three-tier security system consisting of a guard house, close-circuit televisions and card entry into each block,” which would provide tenants with maximum privacy.

The development had received overwhelming response with over 60 per cent of available units sold.

The Coramax Group will be showcasing TriBeCa dur­ing Sarawak’s Builder Expo 2011 Total Living (Sarbex 2011) organised by Sarawak Housing and Real Estate Developers’ Association, along with 2nd Precinct, a commercial development comprised of 26 units of three-storey shophouses.

The developer of the well-received Precinct88 had been continuing its complex-concept shop­house facade with the new development.

Sim commented that one of the strengths of this property was the excellent location.

Situated just next to the BDC Stutong roundabout, the area was accessible from all directions. Ap­proximately 50 per cent of the units available had been sold out, testament to the popularity.

Situated alongside Jalan Wan Alwi was another de­velopment under the group by Silverdrum’s sister com­pany Central Prosperity Sdn Bhd.

The SOHO 188 will also be promoted during Sarbex 2011 from September 30 to October 2 at the Borneo Convention Centre Kuch­ing, he added.

With only two units left to this commercial-resi­dential hybrid property, Sim highlighted the unique­ness of the property that is made up of 1,600 square feet of commercial space on the ground floor and 1,500 square feet of apartment space above it.

When asked about the future developments of the group, Sim commented that “a massive integrated city development” was in place with an “estimated total built up of 1.5 million square feet”.

He also hailed it as “one of the largest project of its kind in the state, expected to be in the market by the first quarter of 2012”.
