MIRI: Pantai Bayu Indah Sdn Bhd (Pantai Bayu) awarded a RM52 million infrastructure works contract for to Kuching-based Sri Datai Construction (Sarawak) Sdn Bhd (Sri Datai) for the award-winning sustainable and new urbanism concept Marina ParkCity Township.

Director Troy Yaw and managing director Lim Thiam Beng signed for Pantai Bayu and Sri Datai respectively at the Parkcity Everly Hotel yesterday for delivery of this 18-month project.

This infrastructure will be integral to the upcoming master-planned township, emphasising on new urbanism (smart growth) principles which promotes close-knit neighbourhoods and integrates workplace, commercial and retail, housing, leisure and entertainment.

The concept will break new grounds in Malaysia, leading to the national authorities changing the conventional building code.

Yaw explained that walkability would be different in Marina ParkCity as the entire development was carved in the form of compact, walkable neighboourhoods created by an extensive network of wide tree-lined pedestrian-friendly pathways in public areas and in each neighbourhood.

Troy said the contract was awarded to Sri Datai despite submitting higher than the lowest bid, and this is testimony of the company emphasis on delivery of quality and not mere profitability.

Marina Parkcity would mirror the concept of the award-winning project Desa Parkcity in Kuala Lumpur which broke new ground in the property market and had other developers scrambling to retrieve submitted proposals to re-submit fresh plans with such development.

The authorities to amend building laws to accommodate this new concept which comes with strata title for landed property and landscapes instead of being confined to condominiums previously.

Desa ParkCity was a roaring success based on the new model of developing townships in Malaysia, and other master plans in UK and US reflected the trend that home buyers and investors are receptive towards such concept of sustainable development and new urbanism community living.

“Marina Parkcity would be pride of Sarawak and Miri, and the feature that would stand out is walkability and connectivity where walkways would be wider than normal, “ he enthused.

The project was designed to preserve the natural beauty of the surrounding landscape and complement Mother Nature, with lush landscapes of unique greenways, parks and trees with scenic views of the sea and hills.

To promote a sustainable and liveable community, a linear park aesthetically designed with water bodies and a central park will be implemented in stages for community-based activities.

Troy said he is confident that the pro-business of Sarawak state government would make similar amendments to Land Code and Building Code to enable this concept to be implemented in a shorter period compared to the KL experience which took four to five years to land the landmark amendment.

Pantai Bayu, a joint-venture company between Samling Strategic Sdn Bhd and Land Custody and Development Authority ( LCDA) had invested over RM 500 million on the Marina project on reclaimed land of 550 acres of land , including opening of a new navigational channel.

Troy said a major announcement by the company later this year would be made to reflect the taking off the various components of Marina Parkcity.

It would be easily accessible with a 50-m dual carriage way and two other 40 m dual carriageway to connect it to Jalan Kubu, Jalan Bendahara and Jalan Brighton to heart of the Marina ParkCity. A new dual carriageway bypass linking Jalan Pemaisuri to Brighton would help commuters avoid congestion in town.
