Jazz Residences to provide ample investment opportunities

KUCHING: HCK Capital Group Sdn Bhd (HCK Capital) will be launching Jazz Residences, presenting ample opportunities for investors as the student accommodation property market is said to be growing rapidly.

“We have 174 unit service apartments in Ara Damansara, which is very near to the LRT station for the new extension line from Kelana Jaya to Subang Jaya.

“Jazz Residences is mainly aimed to accommodate students of SEGi college in Subang,” Lim Ching Choy, the group chief executive officer of HCK Capital explained, noting that currently, SEGi College in Subang had a total student population of 28,000.

He further said, through an investment scheme called Property, Education Partnership Invest (PEPinvest) and with the help of HCK Capital’s property management team, potential investors would able to rent out their property at Jazz Residences to students of SEGi or nearby universities.

“After property investors buy from us, they could opt for us to rent it back from them for three periods of three year tenant.

“Every unit apartment has a minimum rental back guarantee of six per cent per annum.

“Within the first six years, the students pay the monthly installment for them, through the rental fees,” he added.

Elaborating more on Jazz Residences’ apartment, Lim said the 933 square feet apartment has three rooms which were expected to be able to accommodate six students.

Each apartment is fully furnished with features such as an entrance grill gate, a sofa set, a 32 inch TV and various other furniture.

“It’s hassle free. As the owner of the property, you do not have to worry about renovations. The price is inclusive of furnishing as well as the acquisition fees such as legal fees for loan, stamp, transfer of ownership cost and other expenses.

“Through our property management team, we’ll manage it all for you including collecting the rental,” Lim explained further.

To note, PEPinvest scheme is first of its kind in Malaysia.

Lim said, the student market, according to the world trend, student accommodation investment had more returns in terms of property investment compared to other types of properties such as office and retail.

“Through our survey, student accommodation investment achieves the best return among the groups of investments of various other types of properties.

“The student accommodation property market is actually an uptrend market as the number of university or college students in Malaysia is growing rapidly,” he outlined.
