MIRI: Bangi in Selangor located at southern part of greater Kuala Lumpur has been showing some intensive developments lately, with the country’s top developers making their presence in the area.

Chief operating officer of Mah Sing Group Berhad Ong Chou Wen who believes that Bangi is the future explains: “When an area is saturated, the city will grow in radius. In this case, the development is moving south because of the main artery that is the KL-Seremban Expressway.”

Developed by Mah Sing Group Berhad, Southville City is a mixed-use township spanning 428 acres of freehold land.

The availability of amenities like schools, medical institutions and retail centres in the area has added value to the developments there, contributing to their appreciation in value.

Bangi, a relatively new and unexplored territory, holds much potential due to its proximity to major highways and its affordable land prices.

The groundbreaking ceremony for the Southville City direct interchange was officiated at by Works Minister on Nov 12 last year and the company anticipates that it will be fully completed by 2018.

Apart from the entrance via the interchange from the KL-Seremban Expressway, the second entry into Southville City will be via the toll-free Jalan Kajang-Dengkil, which is also connected to Jalan Bangi Lama and will draw in crowds from around Semenyih.

According to Ong, Southville City is an attractive option for single professionals who work in KL and also those who want an upgraded lifestyle but cannot afford the prices in the city.

The strategic location of Southville City has reduced the travelling distance of those commuting between KL and Seremban by two-thirds.

As an urban oasis, the reception to Southville City’s residential component, the Savanna Executive Suites, has been extremely encouraging. Out of the eight towers, seven have been fully sold. Savanna Executive Suites has recorded more than 90 per cent of overall sales to date.

The industrial community is also expected to generate a huge working population from its commercial components, namely its lifestyle retail shops and boulevard shops.

The 208 lifestyle shops are the first retail component pushed ahead for the township, and each unit is a double-storey with a separate strata title for each level. Priced from RM1.4 mil onwards, each unit comes with its own parking bay.

The lifestyle shops are located right below the 3,192 units of Savanna Executive Suites, and are conveniently accessible via an elevator.

With more than 90 per cent of Savanna Suites sold, the lifestyle shops are assured to receive the patronage of the 15,000 residents living above them.

As Bangi is also an education hub, Mah Sing is expecting to attract the educational group. The township is located within vicinity of Universiti Kebangsaan Malaysia (UKM), Multimedia University (MMU) and Limkokwing University of Creative Technology.

These institutions are all easily accessible to Southville City via the toll-free road or the KL-Seremban Expressway.

Targeted for overall completion in 2024, Southville City comprises seven phases in total, of which the first two phases have been launched and to be completed by 2017 and 2018 respectively.

Planned with the aim of being a sustainable township, Southville City features a broad programme mix consisting of commercial hubs and retail shops that cater for different retail markets; corporate and boutique office towers which serve various segments of the office markets; and gated-and-guarded stratified and landed residential, neighbourhood retail shops and township amenities.

The township’s master plan also includes two primary schools, a secondary school, a private school, clubhouse with bowling lanes as well as an expansive urban park measuring 30 acres.

In keeping with its lush green concept, Mah Sing is only developing 50 per cent of the 428 acres. The remaining land will be left in its natural green with landscaping facilities such as a river boardwalk and jungle trek.
