KUCHING: Property developer Chen Ling Development Sdn Bhd has soft launched its new mixed development project called ‘The Podium’ in the heart of the city.
Located at Jalan Tun Ahmad Zaidi Adruce, the properties will be developed on about eight acres of land and will have strata title shops, commercial units, apartment units and Chen Ling’s new corporate office.
Its senior manager Kelvin Kang said The Podium’s location is very strategic in the city and the grand launching is expected to be at the end of May or early June 2018.
The project is expected to be completed by 2022.
“In this mixed development project, we will have 395 units of apartment. The smallest apartment, with 2+1 bedrooms, is 964 square feet while the 3+1 bedrooms is 1,460 square feet. The apartment is now open for registration for those interested,” he said when met at his office yesterday.
Kang said there will be 140 units of four-storey strata title shops and that these units are on sale now.
“On top of that, we will have four-storey commercial units in the area which we will sell floor by floor,” he added.
He also disclosed that they provide guarantee rental return (GRR) for strata title shops as high 12 per cent, with the GRR depending on the price.
Kang said The Podium is very near Kuching International Airport, private medical centres, and Sarawak General Hospital, and is just opposite AEON Mall.
“We are also in the process of submitting our proposal for the pedestrian walkway to the mall along Jalan Tun Ahmad Zaidi Adruce,” he said.
In terms of facilities, The Podium will have infinity swimming pool, gym, sauna, jacuzzi and sky garden, among others.
“We are also providing a sub basement carpark. In total, there will be more than 1,000 parking spaces available at The Podium area,” Kang said, adding there will also be a multi-tier security system.
