MIRI: Housing developer Kin Link Sdn Bhd is in the midst of building its new Kin Link Villa housing project, touted as the most affordable housing project in northern Sarawak.

Located at Jalan Sungai Rait, off Jalan Bakam here, Kin Link Villa comprises 313 double-storey terrace houses and 155 single-storey terrace ‘Spektra Plus’ houses.

According to managing director Ngu Kung Kwan, phase one of project consists of 182 double-storey terrace houses and 74 single-storey terrace houses.

“Ninety-six units of the double-storey terrace houses are expected to be completed by the middle of this year. The entire Phase 1 of the project, including the single-storey terrace homes, is slated for completion by end of 2020,” he said.

Ngu disclosed that upon the completion of Phase 1, the company plans to introduce Phase 2 which comprises double-storey and single-storey terrace homes.

He also added that in the near future, the company plans to construct a multi-purpose hall and a shopping complex similar to Emart Commercial Centre.

Selling from RM180,000 (single-storey) and RM280,000 (double-storey), Ngu said the homes offer the opportunity for low- and medium-income earners to own their own homes.

The double-storey terrace corner homes are priced from RM380,000.

Each double-storey terrace home comes with four bedrooms and three bathrooms, and walled-up area of 2,014 sq feet that sits on land size of 146.5 sq metres (3.6 points).

The single-storey terrace house has three bedrooms and two bathrooms, with walled up area of 1,189 sq feet on a land size of 156 sq metres (3.8 points).

Ngu said the first-100 home buyers who top up an additional RM25,000 can get a kitchen cabinet, TV cabinet and bedroom cabinets in all three bedrooms, for the double-storey terrace homes.

He explained that the project utilises industrialised building system (IBS) formwork system in which the walls are made of reinforced concrete.

Kin Link Villa is located about 18 kilometres from Miri city centre, and within driving distance to schools like SJK(C) Tukau, SMK Agama and Sekolah Menengah Sains Miri, as well as other housing estates like Strawberry Park, Phoenix Garden. It is about a 20-minute drive from Miri Airport.

On the bookings received so far, Ngu said 80 per cent of the double-storey terrace homes in Phase 1 are already booked, of which home buyers need only to place a RM5,000 refundable booking fee.

The booking fee will be returned to the home buyers if their loan application is unsuccessful. If the loan is successful, the money could be used to pay the legal fees on the sales and purchase agreement, he added.

Ngu said first-time home buyers could take advantage of the 100 per cent home financing loan offered by a local bank, in which they need not to come up with any deposit.
