BINTULU: Real estate investment remains positive, looking at the fast growing population in the division, according to a study conducted by CH William Talhar and Wong.

Naim Land Sdn Bhd sales and marketing senior general manager Ivan Chooi said the study indicated a population increase with the influx of expatriates to Bintulu.

He said this situation demanded more residential areas to be developed for rent with the current rate as high as RM4,000 to RM5,000 for a large house or exclusive residence.

“The demand for an exclusive residence will change in the future for which you are not going to rent a house but a small residence that offers a multi-purpose facility including office space,” he said when met at the launch of Small Office Versatile Office (SOVO) Block B and Naim Chinese New Year open house at Bintulu Paragon yesterday.

The SOVO Block B launched consists of 72 units from 144 units of six-storey offices priced at RM316,888 per unit.

“There will be many investment opportunities in this division in the future and we need a new environment so investors and expatriates will have confidence to stay here.

“Other real estate development including the construction of the longest shopping mall is implemented to make this place more attractive thus bringing in tenants to provide entertainment space for residents’ relaxation,” he said, referring to the ‘Street Mall’ in Bintulu Paragon.

He said Bintulu Paragon would take time for full completion but they were expecting the Street Mall to open by April or June this year with more than 10 international and local brand companies as first mall tenants.

“It requires a catalyst, and in the next few months what is happening in Kuching will happen in Bintulu as many people will be looking for rented residence that would generate revenue for shopping outlets and other shops,” he added.

Chooi said Bintulu needed to become a modern place thus close cooperation with the government agencies would be needed.

Bintulu he said would grow rapidly to become a big city in the near future (better than Miri and Sibu) from the influx of foreigners and a positive real estate market here.

“Foreign investors are helpful in creating bigger opportunities in the real estate sector,” he added.

On the depreciation of the ringgit which might slow down the real estate sector, he was optimistic that in the long term, property value would remain strong.

“Investing in real estate can help in the growth and expansion of your finances,” he said.

Naim he said was grateful to the Bintulu community for supporting Bintulu Paragon integrated development.

“We believe Bintulu community shares our pride in the Bintulu Paragon integrated development as being the largest integrated development in Bintulu, it features innovative components such as Sarawak’s longest covered Street Mall and Sarawak’s tallest condominium tower,” said Chooi.

According to him, since its launch, the SOVO units have received encouraging response due to a few factors.

“Firstly they enjoy prime location within the vibrant Bintulu Paragon integrated development facing the main access road.

“SOVOs also appeal as a new age office due to affordability and concept. Its versatile layouts  offer spatial flexibility, especially suitable for small and medium businesses,” he said.

With its proximity to outlets such as eateries, retail and entertainment, and 24-hour security, business owners can operate their businesses within a nice and safe environment.

“What’s more, as SOVOs are located within Bintulu Paragon, the units have good investment potential,” Chooi added.
